Tips for the Week:
 
Be prepared for flood insurance premiums to increase within the next few years. If new maps and pricing structure is bad as portrayed in yesterday’s Wall Street Journal article you can look for some very serious “cause and affect” market changes.

Crossgates Review activity since 1-1-2013
 
Confidence is back at Crossgates. Although the developer ran into financial difficulties this development was never in poor financial shape. The Stigma of bank owned lots is gone. Seven homes sold this year and two of those were above $300,000. When great real estate agents buy Lynette Giallonardo in August and Roma Glash earlier in the year that tells you something. Not certain how many vacant lots are left but it must be close to fully developed.

Tips for the week: 24% of first time buyers in 2012 received gift from family to assist with down payment 1 in 4 sales for first time home buyers involve a gift. In my family it is 2 out of 2. For under writing it must be a gift and not a loan or it is likely to tip the scales in ratios. Make sure you have the right documentation. Gifts of $13,000 or less is tax exempt. Each parent can gift $13,000 to child and spouse or up to $52,000
