Debbie Potter director of REO sales for Capital One is leaving the bank after 25 years. Debbie lives in the New Orleans area and I have suggested that Latter & Blum should hire her. Debbie tells me she is not sure she wants to work in real estate industry. Debbie Potter is a real pro she was an asset to Capital One and real player in Regional Real Estate. Oil News

Goodrich Petroleum Corp. has acquired a major stake in 277,000 acres in the Tuscaloosa Marine Shale, with plans to step up drilling activity in the area. Goodrich acquired Devon Energy Corp.’s two-thirds share of the 277,000 leased acres in the Tuscaloosa for $26.7 million. The deal lifts Houston-based Goodrich’s holdings to 320,000 acres in the Tuscaloosa and makes the company the largest player in the formation. Goodrich President and Chief Operating Office Robert Turnham Jr. said Tuesday that the company will spend $50 million this year drilling wells in the Tuscaloosa, but plans to kick up its activity on the newly acquired acreage.

Vincent Orange city council member is quoted as saying “at this point we don’t need retailers”. On July 10th council in D.C passed ordinance requiring retailers with at least $1 billion in annual sales and stores with more than 75,000 square feet must pay their workers $12.50 per hour. Union stores such as Giant and Safeway are exempted and ordinance does not apply to stores that have been opened more than 4 years. Who do you think the council is targeting. Wal-Mart will shelve plans for three new stores and reconsider three under construction if Mayor signs ordinance. A similar measure was vetoed by then-mayor Richard Dailey in Chicago in 2006 and Chicago now has 9 new stores. Who wins and who loses with this type of business development restrictions.

Thiels Post Office on Government Street will be closed. Curious how long it will take the Post Office to dispose of this real estate.
 
1921 Jackson Street restaurant now open and I was truly impressed with my first visit. Those that complain we don’t have enough local eating establishments need to support the ones we have. Stop by and spend your money at this new establishment.
 
St. Francis Xavier Academy three stories building from 1897 is going through $1,000,000 capital campaign renovation. Tudor Construction is the contractor and Barron, Hienberg, and Brocato is the architectural firm. The Cathedral choir member jack Randall is long time architect with BH&B.
 
Vidalia plant announced new $100 million dollar pellet plant by Hinter-land LLC. When new jobs are created in the region it helps everyone we are competing with the world economy and not with the community next door, I like to think “what’s good for my neighbor is good for me.”

Dean Graziosi $2,000 seminar in Bossier City last week on how to make a fortune in buying real estate? Did any of our audience attend seminar and curious if you thought it worth the $2,000.
 
Mayor Roy and his staff for moving quickly to cure title problem on City Park where it was discovered that the lot line stopped in the middle of Bayou with no connection to City Park Avenue. The City moved fast to make sure deal closed on time saving the tax payer from paying higher interest rate and they also cleared up the over sight for other owners along the bayou. 
 
John Cotton Dean regional food systems planner with CLEDA is sowing good seeds in our local food program within the region. Colfax now has 10 vendors at twice a month farmers market Saturday and Tuesday mornings. If you have shopped at the market give us a call.

Sundrop Fuels Selects IHI E&C International Corp.for Inaugural Commercial and Demonstration Plant
 
LONGMONT, COLORADO [July 10, 2013] - Sundrop Fuels, Inc., a privately-held advanced biofuels company, announced that it has engaged international engineering and construction firm IHI E&C International Corporation, a US subsidiary of Tokyo-based IHI Corporation, as contractor of choice for its inaugural facility near Alexandria, Louisiana.  The combined commercial and demonstration plant will annually produce about 60 million gallons of finished gasoline from natural gas while providing the platform for Sundrop Fuels to prove its proprietary gasification technology for making renewable "green gasoline" from woody biomass.   
 
The success of Sundrop Fuels' integrated commercial and demonstration plant will put in motion the company's plan to build a series of renewable gasoline "megaplants," each producing more than 200 million gallons of drop-in cellulosic biofuel annually.  Sundrop Fuels expects to eventually have four such facilities in operation, representing a combined production capacity of more than one billion gallons - a significant percentage of the total cellulosic advanced biofuels goal set by the nation's Renewable Fuels Standard (RFS).

Located one mile west of Alexandria in Boyce, Louisiana, Sundrop Fuels has begun site preparation on the combined commercial and demonstration plant, which will occupy approximately 100 of the 1,213 acres that the company purchased in February.  Formal construction is scheduled to begin late this year, with operations expected to begin at the end of 2015.

Buyers waiting to close on a mortgage should avoid doing anything that might change their credit picture until after the documents are signed and the money is delivered. Borrowers may assume that the lender is satisfied with their financial status once their loan has been approved. But since 2010, Fannie Mae has required lenders to recheck a borrower’s credit right before closing the mortgage. And if new liabilities pop up, the loan may be delayed or even canceled.
 
The latest issue of the Louisiana Real Estate Commission’s Boundary Lines was emailed to licensees last week. The issue includes a notice regarding a continuing education audit and notices were sent to licensees who appear to have failed to completed continuing education requirements in 2012. According to NAR, the other emerging trend in real estate is the speed of sale. On the national level, the average house-selling time is decreased by one month compared to the same indicator in 2012. The national median time on market for all homes was 62 days in March. It represents a 12 day decrease compared to February 2013 (the median was 74 days). Also, it represents a 32% decrease compared to March 2012 (the median selling time was 91 days). Short sales were on the market for a median of 81 days. Foreclosures typically sold in 46 days and non-distressed homes took 66 days. Of all homes sold in March, 37% were on the market for less than a month.
 
There are several implications of the decreased time of sale. The first consequence is that buyers are forced to act faster in their decision-making process. The second outcome of the increased rate of sale is that property prices are increasing.
 
The housing market continues its recovery from the Great Recession. The National Association of REALTORS® (NAR) reports that sales have been above year-ago levels for twenty-one consecutive months, while prices exhibit thirteen consecutive months of year-over-year price growth. As of April 2013, existing-home sales eased in March from inventory constraints, which continued to pressure home prices.
 
Average Sales Price of a house in Louisiana experienced a slight drop compared to 4Q 2012. Specially, the average sale price in the
3rd month of 4Q 2012 was $174,360. The average sale price in the 3rd month of the 1Q 2013 was $168,330. This represents a drop of approximately 3.5% on a month to month comparison. However, there is an increase in overall Average Sales Price when comparing Q1 2013 to Q1 2012.
 
Average Number of Houses Sold per month in Louisiana in 1Q 2012 was 2,217. The same indicator for 4Q 2012 was 2,473. The results for 1Q 2013 are lower than the same indicator for 4Q 2012 and are at 2,382 houses per month. This represents a 3.7% decrease on a quarter’s monthly comparison basis.
 
Average Sales Price of a house in the Central LA Area did not experience a significant change compared to 4Q 2012. Specifically, the
Average sale price in the 3rd month of 4Q 2012 was $131,400. The average sale price in the 3rd month of the 1Q 2013 was $130,840.

According to NAR, the other emerging trend in real estate is the speed of sale. On the national level, the average house-selling time is decreased by one month compared to the same indicator in 2012. The national median time on market for all homes was 62 days in March. It represents a 12 day decrease compared to February 2013 (the median was 74 days). Also, it represents a 32% decrease compared to March 2012 (the median selling time was 91 days). Short sales were on the market for a median of 81 days. Foreclosures typically sold in 46 days and non-distressed homes took 66 days. Of all homes sold in March, 37% were on the market for less than a month.

 

There are several implications of the decreased time of sale. The first consequence is that buyers are forced to act faster in their decision-making process. The second outcome of the increased rate of sale is that property prices are increasing.

 

The housing market continues its recovery from the Great Recession. The National Association of REALTORS® (NAR) reports that sales have been above year-ago levels for twenty-one consecutive months, while prices exhibit thirteen consecutive months of year-over-year price growth. As of April 2013, existing-home sales eased in March from inventory constraints, which continued to pressure home prices.

 

Average Sales Price of a house in Louisiana experienced a slight drop compared to 4Q 2012. Specially, the average sale price in the

3rd month of 4Q 2012 was $174,360. The average sale price in the 3rd month of the 1Q 2013 was $168,330. This represents a drop of approximately 3.5% on a month to month comparison. However, there is an increase in overall Average Sales Price when comparing Q1 2013 to Q1 2012.

 

Average Number of Houses Sold per month in Louisiana in 1Q 2012 was 2,217. The same indicator for 4Q 2012 was 2,473. The results for 1Q 2013 are lower than the same indicator for 4Q 2012 and are at 2,382 houses per month. This represents a 3.7% decrease on a quarter’s monthly comparison basis.

 

Average Sales Price of a house in the Central LA Area did not experience a significant change compared to 4Q 2012. Specifically, the

Average sale price in the 3rd month of 4Q 2012 was $131,400. The average sale price in the 3rd month of the 1Q 2013 was $130,840.
