I could not attend Pineville Town Hall Meeting Yesterday: I was reminded about comment from local doctor at public meeting, where I asked the doctor if he was here for something or against something. He said, “I wouldn’t be here if I was for something.” From the Town Talk article it appears both sides on passionate issue showed up to voice their opinion.

Do Not put yourself in position for lender to force place your insurance: Many loans where lender is loss payable if bank receives notice that insurance has lapsed they can force place your insurance. Meaning the bank will buy insurance for the property and add cost to your loan balance. Ask yourself which is probably cheaper me shopping and buying my own insurance or lender placing coverage for me. In some cases lender owns insurance company and other times they receive a commission on sale of force coverage. Don’t let your insurance expire.

Wall Street Journal Article:
 
Existing home sale reach a 3 year high and more people put their properties up for sale signs that the housing market continues to improve ahead of the crucial spring selling season. 4.98 million existing-home sale based on seasonal adjustment highest rate since November 2009. Nationally sales were 10.2% above same time last year marking 20th consecutive month of year-over-year gains. Inventory of existing homes for sale nationally is 1.94 million represents 4.7 month supply locally it is closer to 9 month’s supply. This past week 1.7 million home owners were no longer “under water” with their mortgages. Our market last week did not have a single lender sale.
 
Single-family housing starts were at five year high in February and were up more than 30% from the same period last year. Our market this week recorded the highest number of lot sales to contractors that I have seen in five years.

Not here for last week’s show: was a guest lecture for LSU MBA / Law School class. I try to be here every Wednesday but we have a business to run and grandchildren to love.

 

Lead with tip for the week: Realtors and clients reminder to use the power of local referral for out of town real estate deals. With the Latter & Blum network I was able to assist three clients last month in Lafayette (my niece) through Van Eaton Romero, Baton Rouge (my friend Mac Bennett) through CJ Brown, and New Orleans (Roy O. Martin executive’s son) through Latter & Blum. Does not cost the consumer and I receive small fee from the out of town agent. The good news is I personally know so many great agents around the state and they are very likely going to do their very best work on referred business. Agents remember to develop and use this network, buyers and sellers “don’t leave town without a good referral from your local agent.”

 

Recover after tornado at Washington Square: Mr. Tudor Sr. once told me “you will discover that 90% of time is used for first 90% of any project and the other 90% is used on last 10%. It will soon be 90 days since Christmas Tornado. Drive by Washington square between Lee & Washington and 16th and Wisteria.
