Whitney/Hancock closing branches
The CEO of Hancock Holding Co., the parent company of Whitney Bank, said today between 40 and 45 branches will be closed within its five-state footprint by the end of the year.
 
Hancock President and CEO Carl Chaney announced the closures during a presentation at the Gulf South Bank Conference, which is being held this week at the Ritz-Carlton Hotel in New Orleans. Chaney declined to name the specific markets where the closures will occur as the company is still notifying employees of the plans, but said the closures will have “little impact” on its core New Orleans and Mississippi Gulf Coast markets.

Absorption Rates and Inventory Situation:
 
We reported last week that Aprils absorption rate was 6.97 for local MLS lets compare to the following regions:
 
3 months in Dallas, Phoenix, Seattle, and Detroit
 
11 months in Long Island
 
Why might inventory be down and different markets nationwide? Different price ranges, and different sub markets.
 
2006 buyers are not sellers even in recovering market.
 
Investors are paying cash, I do know of a local investment group that just purchased 14 homes all cash.
Increasing rental rate
 
Lenders are foreclosing less, hence fewer REO on market last 10 weeks locally less than 5% of total market sales
 
Biggest factor is low interest rates both on home loans and certificate of deposits.
 
Post 2006 Central La. witness fewer Realtors, fewer sales, more negotiation off asking price, slight increase in foreclosed properties, but not crash like Detroit, Phoenix, Las Vegas. When you see national headlines such as “9.3% jump in home prices from  February 2012 compared to February 2013 and even double digit price increases you are looking at those markets that were in a bubble, then crash, and now 9% to 10% increases. When the bar is so low it is easier to jump over it.
  
Case Shiller index of 20 National Markets 100% posted year over year gains. Last time this happen was in 2005 the year prior to bubble pop. Median home price was $184,300 and well below peak of $230,400 in 2006 but up from $154,600 in January 2012.
